Most recently, a new “How to Rent Guide” has been published by The Department for Levelling Up, Housing and Communities. This revised publication provides useful information, including lists of what Landlords must do, tenants’ rights and redress mechanisms if things go wrong! It stresses to tenants that reputable agents, such as Sibley Pares are often accredited through a professional body and must be a member of a redress scheme. As you may know, Sibley Pares is a member of both Propertymark and The Royal Institution of Chartered Surveyors and obviously complies with the rules relating to a redress scheme and holding clients’ money.
This new document illustrates the dangers of not keeping abreast of changes in the rules. This booklet must be issued to new tenants or those renewing and failure to do so could, for example, invalidate a Section 21 Notice used to regain possession.
