Industrial Investments in Kent – Where are they? – [#29668]

As Registered Valuers, we’re always on the hunt for comparables. Lately, the biggest challenge has been finding industrial investment sales in Kent. Are there any to speak of? 

We know as active agents in Kent that investors often purchase vacant premises, paying rates for vacant possession with the aim of creating an investment. A yield is then derived upon subsequent letting or by estimating the market rent at the time of sale to establish a hypothetical yield. However, finding sales of single let or multi-let industrial properties within the local market seems to be a rarity.

As experts, we often discuss the strengthening and softening of yields, but what real evidence underpins these observations?
